The subfloor is the whole job
LVP is thin and flexible. It conforms to whatever is underneath it, which means every hump, dip, and ridge in the subfloor eventually telegraphs through โ as a visible high spot, as a hollow-sounding area, or as joints that separate under traffic.
Most manufacturers specify flatness within 3/16 inch over 10 feet. Meeting that in a real house usually means grinding down high spots and filling low ones with a self-leveling compound or patch. This is the step that gets skipped on cheap installs and it is the reason those floors fail.
Moisture matters too. Concrete slabs need a moisture test, and a slab that reads high needs a vapor barrier. Installing waterproof flooring over a wet slab traps that moisture and grows mold underneath.
Click-lock floating versus glue-down
Floating click-lock is the common residential choice. Planks lock to each other and rest on the subfloor without adhesive, which makes installation fast and repairs relatively easy. It requires a consistent expansion gap around the entire perimeter โ typically a quarter inch โ so the floor can move with temperature and humidity. Trapping a floating floor at a doorway or under a cabinet toe kick causes buckling.
Glue-down is more common commercially and in very large spans. It cannot buckle, transmits less sound, and feels more solid underfoot, but it demands a better subfloor and is far more work to remove later.
Rigid core products โ SPC and WPC โ are dimensionally more stable than older flexible LVP and hide minor subfloor imperfections better. SPC is denser and more dent-resistant; WPC is slightly softer and warmer underfoot.
Transitions, trim, and the details that show
The finished job is judged at the edges. Baseboard or shoe molding covers the expansion gap at the walls. Doorways get a transition strip sized to the height difference with the adjoining floor. Where the new floor meets carpet, tile, or a stair nosing, the right profile matters both for looks and for not creating a trip hazard.
Door casings should be undercut so the plank slides beneath them rather than being cut around them โ a scribed cut around a casing never looks as clean.
And interior doors often need to be trimmed at the bottom to clear the new floor height. Ask whether that is included in the quote; it is a common surprise line item.
Signs you need this work
- Carpet that is stained, worn, or holding odors
- Existing vinyl or laminate that is curling, peeling, or water-damaged
- Floors that squeak, flex, or feel soft underfoot
- Damaged hardwood beyond what refinishing would fix
- A pet or child household needing a waterproof, scratch-resistant floor
- Multiple mismatched flooring types across connected rooms
- Preparing a home for sale or a rental for a new tenant
Cost by property type
| Property | Typical range | Notes |
|---|---|---|
| Apartment / condo | $680 โ $3,550 | Most buildings require a rated underlayment for sound transmission โ check the IIC/STC requirement before buying anything. Some prohibit hard-surface flooring above the ground floor entirely. |
| Small home (under 1,500 sq ft) | $720 โ $3,740 | Simple rectangular rooms with few obstructions keep this near the low end per square foot. |
| Midsize home (1,500โ2,500 sq ft) | $730 โ $3,800 | The baseline for this estimate โ roughly 300 to 500 square feet across two or three rooms. |
| Large home (2,500+ sq ft) | $815 โ $4,240 | Larger continuous runs improve the per-square-foot rate, but long spans may need expansion joints and the material cost scales directly. |
| Older home (pre-1978) | $875 โ $4,570 | Uneven subfloors, multiple existing flooring layers, and out-of-square rooms all add prep. Pre-1978 homes may have asbestos-containing vinyl tile or adhesive underneath, which must be tested before removal. |
| Rental / turnover unit | $645 โ $3,360 | LVP is the standard rental floor for good reason: waterproof, scratch-resistant, and individual planks can be replaced without redoing the room. |
| Small commercial / office | $875 โ $4,560 | Commercial-grade LVT with a heavier wear layer and a glue-down installation is the norm for higher traffic. |
Ranges assume national-average handyman labor rates ($60โ$100/hr) and mid-grade materials.

Common questions
How much does LVP installation cost per square foot?
Typically $3 to $7 per square foot for labor, plus $2 to $5 per square foot for the material. Subfloor leveling, old flooring removal, and trim work are usually separate line items.
Can LVP be installed over existing flooring?
Often yes โ over well-adhered vinyl, tile, or plywood, provided the surface is flat and sound. It should not go over carpet, or over any flooring that is loose, cupped, or water-damaged.
Is luxury vinyl plank really waterproof?
The plank itself is. Water can still get through the seams to the subfloor in a standing-water event, and a floating floor can trap it there. It handles spills and mopping far better than laminate or hardwood, but it is not a substitute for fixing a leak.
Why does my floating floor need an expansion gap?
Because the whole floor expands and contracts as one piece with temperature and humidity. Without a gap at the walls it has nowhere to go and buckles in the middle. The gap is hidden by baseboard or shoe molding.
