Diagnose the failure, not just the symptom
Water coming over the front edge of the gutter is usually a clog or a pitch problem, not a hole. Water dripping from behind the gutter means it is either overflowing backward or the gutter has pulled away from the fascia. Water dripping from a joint means a failed seam sealant.
A gutter that holds standing water after the rain stops has lost its pitch โ the hangers have let go somewhere along the run and the trough has sagged. Standing water accelerates corrosion and breeds mosquitoes, and it is a straightforward fix: re-hang the run to a consistent slope, usually about a quarter inch of fall per ten feet toward the downspout.
Watching the system during actual rain, or running a hose at the far end, tells you more in five minutes than inspecting it dry.
Seams, hangers, and the fascia behind it all
Seamless aluminum gutter โ formed on site in one continuous piece โ only has joints at corners, end caps, and downspout outlets. Those are the leak points, and they are sealed with a gutter sealant that eventually hardens and cracks. Resealing means cleaning the old sealant out completely and applying new, not smearing fresh sealant over the failed material.
Hangers are the other common failure. Old spike-and-ferrule systems work loose as the fascia wood ages, and the modern replacement โ hidden hangers screwed into the fascia โ holds far better.
Critically, hangers need sound wood to hold. If the fascia behind the gutter has rotted, no hanger will stay. That is why gutter repair and fascia repair so often turn up together, and why a good estimate probes the fascia before quoting.
Downspouts and where the water goes
A gutter system that collects water perfectly and then dumps it at the base of the wall has solved nothing. The volume off a roof is substantial โ an inch of rain on a 1,500-square-foot roof is over 900 gallons.
Downspouts should discharge at least four to six feet from the foundation, onto a splash block, an extension, or a buried drain line that daylights downhill. The ground should also slope away from the house โ roughly six inches of fall over the first ten feet.
This is the cheapest fix in the entire catalog of water problems. A twenty-dollar downspout extension has resolved more wet basements than any other single measure.
Signs you need this work
- Water dripping steadily from a gutter joint or corner
- Gutters sagging or visibly pulling away from the fascia
- Standing water sitting in the gutter after the rain stops
- Downspouts that have detached or discharge right at the foundation
- Rust, holes, or splitting seams in older gutters
- Rotted or soft fascia board behind the gutter
- Erosion, mulch washout, or a wet basement wall below a specific downspout
Cost by property type
| Property | Typical range | Notes |
|---|---|---|
| Apartment / condo | $140 โ $795 | Typically an association responsibility. |
| Small home (under 1,500 sq ft) | $150 โ $840 | Single-story eaves, accessible from a step ladder, low end of the range. |
| Midsize home (1,500โ2,500 sq ft) | $150 โ $850 | The baseline for this estimate โ resealing several seams and replacing failed hangers. |
| Large home (2,500+ sq ft) | $165 โ $950 | Longer runs, more downspouts, and higher elevations increase both labor and staging cost. |
| Older home (pre-1978) | $185 โ $1,025 | Half-round, box, and built-in gutters are specialty work. Older galvanized gutters eventually rust through and are a replacement rather than a repair. |
| Rental / turnover unit | $135 โ $750 | Fixing drainage before it damages the structure is far cheaper than the siding and foundation work that follows neglect. |
| Small commercial / office | $180 โ $1,020 | Commercial systems with internal drains and scuppers require a roofing contractor. |
Ranges assume national-average handyman labor rates ($60โ$100/hr) and mid-grade materials.

Common questions
How much does gutter repair cost?
Typically $200 to $500 for resealing seams, replacing hangers, and re-pitching a run. Replacing a section of gutter costs more, and a full replacement is usually quoted per linear foot.
Should I repair or replace my gutters?
Repair when the material is sound and the problems are localized โ seams, hangers, pitch. Replace when the gutters are rusting through in multiple places, are badly deformed, or are undersized for the roof area.
How far should downspouts discharge from the house?
At least four to six feet, and further on a flat lot or in heavy clay soil. This is one of the cheapest and most effective things you can do about a damp basement.
Why does my gutter overflow even though it is clean?
Usually pitch โ the run has sagged and no longer drains to the downspout โ or the downspout itself is blocked. Occasionally the gutter is simply undersized for the roof area feeding it.
