DRYWALL ยท COST GUIDE

Drywall Ceiling Repair Cost

Ceiling repairs cost more than the identical wall repair because everything happens overhead โ€” staging, gravity working against the compound, and far more visible results under ceiling light.

Find the water before you touch the drywall

The overwhelming majority of ceiling repairs start with water. Patching before the source is fixed guarantees a second repair, so any pro worth hiring will trace it first.

The three usual suspects are the roof, a plumbing line in the floor above, and condensation from a bathroom exhaust fan that vents into the attic instead of through the roof. A stain directly under a bathroom points at plumbing or the fan. A stain that grows only after rain points at the roof or flashing. A stain that appears on cold mornings and dries by afternoon is condensation.

A moisture meter settles it in about five minutes. If the drywall reads dry and the stain is old and stable, the repair can proceed with a stain-blocking primer.

Why overhead work costs more

The same six-inch patch that takes an hour on a wall takes two overhead. Joint compound has to be mixed slightly stiffer so it does not sag, coats have to go on thinner, and the pro is working with arms up the whole time.

Ceilings are also lit worse than walls. Recessed cans and flush-mount fixtures throw light across the surface at a grazing angle, which exaggerates every ridge and roller mark. That is why ceiling repairs usually include repainting the full ceiling rather than spot painting โ€” a spot-painted ceiling almost always shows a halo.

Texture and the popcorn problem

If the ceiling has a sprayed acoustic texture โ€” popcorn โ€” and the house was built before about 1980, that material may contain asbestos. Testing costs well under a hundred dollars and takes a few days. Do not let anyone scrape it without a test, and do not scrape it yourself.

For non-asbestos popcorn, a repair is possible with a spray can or hopper gun, but matching aged texture is difficult. Many homeowners use a ceiling repair as the moment to remove the popcorn from the whole room and go smooth or knockdown instead, which costs more up front and looks dramatically better.

Signs you need this work

How urgent?

A stained ceiling means water came from somewhere, and that is the urgent part. A sagging or bulging ceiling is genuinely dangerous โ€” wet drywall is heavy, and a saturated section can come down all at once. Stay out from under it and get it looked at immediately.

DIY difficulty

Hard. Working overhead is physically demanding, compound wants to fall on you rather than stay on the ceiling, and ceilings are lit from angles that show every imperfection. Most DIYers who can patch a wall well still struggle here.

Cost by property type

PropertyTypical rangeNotes
Apartment / condo$140 โ€“ $825A ceiling stain usually means the unit above, which makes it a building issue rather than yours. Get the source fixed and documented before paying for a repair.
Small home (under 1,500 sq ft)$150 โ€“ $870Single-story homes make the source easy to find โ€” usually roof, attic plumbing, or a bathroom fan venting into the attic instead of outside.
Midsize home (1,500โ€“2,500 sq ft)$150 โ€“ $880The baseline for this estimate. Expect a bathroom or kitchen ceiling as the most common location.
Large home (2,500+ sq ft)$165 โ€“ $975Vaulted and two-story ceilings require scaffold or a lift rather than a step ladder, which can add several hundred dollars to an otherwise routine repair.
Older home (pre-1978)$185 โ€“ $1,075Plaster ceilings on wood lath are common and behave differently โ€” keys break loose from the lath and the whole section sags. Repair often means re-anchoring the plaster or overlaying with new drywall.
Rental / turnover unit$135 โ€“ $785Flat ceiling paint and a matched texture usually make an acceptable repair affordable. Document the water source fix for the file.
Small commercial / office$180 โ€“ $1,055Suspended tile ceilings are a tile swap, not a drywall repair, and cost far less. Hard-lid commercial ceilings often involve fire ratings and after-hours access.

Ranges assume national-average handyman labor rates ($60โ€“$100/hr) and mid-grade materials.

Common questions

Can you just paint over a water stain on the ceiling?

Only after the leak is fixed and the drywall is fully dry, and only with a shellac or oil-based stain-blocking primer first. Latex primer alone will let the stain bleed back through within weeks. If the drywall is soft or crumbling, it has to come out.

How do I know if my ceiling is about to fall?

Sagging, bulging, or a section that flexes when pressed means the drywall has absorbed enough water to lose strength. Keep people and pets out of the room and get it inspected the same day. A bulge holding standing water above it can release without warning.

Should I repair the ceiling or replace the whole sheet?

If the damaged area is more than about a third of a sheet, or if the drywall is soft across a wide area, replacing the full sheet is usually cheaper and always looks better than a large patch โ€” the seams land where seams belong.

Do I have to repaint the whole ceiling?

Almost always, yes. Ceiling paint ages and yellows, and a spot repair will read as a bright patch under raking light. Budget for the room, not the patch.
