What clogged gutters actually cost you
A gutter full of debris does not just stop working โ it actively causes damage.
Water overflowing at the fascia soaks the board behind the gutter, which is the number one cause of fascia and soffit rot. Water sheeting down the wall gets behind siding and into window heads. Water dumping at the foundation saturates the soil, which drives basement seepage and, in expansive clay soils, contributes to foundation movement.
In freezing climates the failure mode is worse. Standing water in a blocked gutter freezes, builds an ice dam at the eave, and forces meltwater backward under the shingles into the attic and down the interior walls.
Against repairs that run into thousands, a couple of cleanings a year is trivially cheap insurance.
A proper cleaning includes the downspouts
Scooping debris out of the trough is half the job. The clog that causes overflow is frequently in the downspout, not the gutter.
A complete service removes the debris, flushes the full run with water, verifies each downspout flows freely, and clears any that do not โ usually with a hose, a plumber's snake, or by opening the elbow at the bottom.
While up there, a good technician also looks at the things only visible from a ladder: hangers pulling loose, seams beginning to leak, sections holding standing water because the pitch has sagged, granule accumulation that signals aging shingles, and rot starting on the fascia. That inspection is often worth more than the cleaning.
Ladder safety, and why this is worth hiring out
Ladder falls send hundreds of thousands of Americans to emergency rooms annually, and gutter cleaning is one of the most common circumstances.
The basics matter: an extension ladder set at roughly a 4-to-1 angle, extending at least three feet above the roof edge, on firm level ground, with someone aware you are up there. Never reach sideways past your belt buckle โ move the ladder. Standoff arms keep the ladder off the gutter itself, which otherwise bends under the load.
For a single-story home with easy access, this is a reasonable DIY task with the right ladder. For two stories, steep grades, or anyone who is not steady on a ladder, the hundred and fifty dollars is well spent.
Signs you need this work
- Water spilling over the gutter edge during rain instead of running to the downspout
- Plants or grass growing out of the gutter
- Gutters visibly sagging or pulling away from the fascia
- Staining or streaking on the siding below the gutter line
- Water pooling against the foundation after rain
- Ice dams forming along the eaves in winter
- Downspouts that stay dry during a heavy rain
Cost by property type
| Property | Typical range | Notes |
|---|---|---|
| Apartment / condo | $85 โ $530 | Normally an association responsibility. Report overflow rather than arranging it yourself. |
| Small home (under 1,500 sq ft) | $90 โ $555 | Single-story ranch with accessible eaves, the fastest and cheapest case. |
| Midsize home (1,500โ2,500 sq ft) | $90 โ $560 | The baseline for this estimate โ roughly 150 to 200 linear feet at one and two-story heights. |
| Large home (2,500+ sq ft) | $100 โ $620 | Three-story sections, steep roofs, and long runs increase both time and risk, and are priced accordingly. |
| Older home (pre-1978) | $110 โ $690 | Older half-round and built-in box gutters need gentler handling and may reveal deteriorated linings that need separate attention. |
| Rental / turnover unit | $80 โ $500 | Worth putting on a scheduled maintenance contract rather than a reactive call โ the damage from neglect lands on the owner. |
| Small commercial / office | $110 โ $670 | Internal drains and scuppers on flat commercial roofs are a different scope requiring a roofing contractor. |
Ranges assume national-average handyman labor rates ($60โ$100/hr) and mid-grade materials.

Common questions
How much does gutter cleaning cost?
Typically $120 to $300 for an average single-family home, depending on linear footage and height. Three-story sections and very steep roofs cost more.
How often should gutters be cleaned?
Twice a year is the standard โ late spring and late fall. Homes under heavy tree cover, especially pines, often need three or four times.
Are gutter guards worth it?
Good ones substantially reduce how often cleaning is needed but do not eliminate it โ fine debris and shingle granules still accumulate. Cheap mesh screens often make the problem worse by trapping debris on top where it is harder to remove.
Can gutter cleaning damage my roof?
It can if done carelessly โ walking on aging shingles, leaning a ladder directly on the gutter, or using a pressure washer inside the trough. A professional uses standoffs and works from the ladder rather than the roof wherever possible.
